NOTICE OF APPLICATION FOR SUCCESSIVE LAND LEASE: The State of Alaska, Department of Transportation and Public Facilities (DOT&PF), Ted Stevens Anchorage International Airport (Airport) proposes to execute a Successive Land Lease under Lease ADA-32685, as follows: LESSEE: Northstar Holdings LLC. PREMISES: Block 17, Lots 9 & 14, consisting of approximately 57,450 square feet. LEASE TERM: 50 years, beginning August 1, 2026 and ending July 31, 2076. LEASE RENTAL RATE: The annual rent is $6,894.00 ($0.12 per square foot x 57,450 square feet). PROPOSED AUTHORIZED USES: The operation, construction, maintenance and use of infrastructure for commercial and/or personal aviation related activities; The operation, construction, maintenance and use of an aviation fuel system; The operation of an air taxi business; The sale of aviation fuel and lubricants to float, ski and wheel equipped aircraft; The dry land storage and maintenance of float, ski and wheel equipped aircraft; Short term parking of lessee’s customer vehicles; The principal land use in Block 17 shall be facilities and operations oriented to float, ski and wheel equipped fixed wing aircraft not exceeding 12,500 lbs CMGTOW.
