In accordance with 17 AAC 45.300, the Alaska Department of Transportation & Public Facilities proposes to lease an aeronautical use Lot 2, Block 600 at Homer Airport by offering it for Sealed Bid. Lot 2, Block 600 is approximately 16,171 square feet. The minimum acceptable bid for annual rent for the Premises is $3,509.11.

Bidders are required to acknowledge receipt of Addendum # One (1) on the Bid Proposal Form

MINIMUM BID/ANNUAL RENT: The minimum acceptable bid for annual rent is based on the standard aeronautical use rental rate for the Homer Airport of $0.217 per square foot per year (16,171 square feet x $0.217 = $3,509.11). The rent proposed by the Successful Bidder in their Bid Proposal will be the annual amount paid for the first ten years of the term of Lease ADA-09674. Beginning with the eleventh year of the Lease term, the rent will revert to the rates then current under 17 AAC 45.127. Authorized uses: Aeronautical uses only.

TERM: The length of term for the Lease will be based on the dollar amount of permanent improvements to be constructed on the Premises, starting with a minimum required investment of $37,500.00 for a term of 10 years, then, at the rate of one year for each $7,500 spent, to a maximum term of 55 years for an investment of $375,000 or more.

PREMISES DEVELOPMENT: New permanent improvements will be required. The minimum required investment in permanent improvements for Lot 2, Block 600 is $37,500.00.

Sealed bids will be accepted at the address below until 2:00 p.m. (Alaska Time) on Friday, April 25, 2025. At that time, all bids will be publicly opened and read. Bids received after the designated time will be considered non-responsive and will be returned unopened.

DOT&PF will award the Lease of the Premises to the qualified, responsive and responsible bidder who offers the highest bid for the annual rent of Lot 2, Block 600.
