LAND LEASE ADA-90974: NORTH KOYUKUK LLC

PUBLIC NOTICE - PROPOSAL TO LEASE STATE LAND

AT FAIRBANKS INTERNATIONAL AIRPORT

In accordance with 17 AAC 42.400(a) – The following should be published: May 31, 2024 through June 30, 2024 (30-days) in the Alaska Online Public Notice System.

NOTICE OF APPLICATION TO LEASE STATE LAND: The State of Alaska, Department of Transportation and Public Facilities (DOT&PF), Fairbanks International Airport (Airport) proposes to execute Land Lease ADA-90974, as follows:  LESSEE: North Koyukuk LLC.  PREMISES: Block 100, Lot 14, consisting of approximately 138,875 square feet.  LEASE TERM: Fifty (50) years, beginning July 1, 2024 and ending June 30, 2074.  CURRENT LEASE RENTAL RATE: The annual rent is $16,665.00 ($0.12 per square foot x 138,875 square feet).  AUTHORIZED USES: Passenger and freight aircraft operations.  PROPOSED TERM JUSTIFICATION: Fifty (50) year term based on Letter of Opinion citing the remaining life of the permanent improvements to be at least 55-years.  This supports the request for a term of fifty (50) years, to expire June 30, 2074.

This is an application filed under AS 02.15.090(c), which allows the Department to grant the proposed lease without competition. 

This file is available for review during regular business hours, Monday through Friday, at the Leasing Office of Fairbanks International Airport, located at 6450 Airport Way Stuie 1, Fairbanks, Alaska 99709, telephone 907-474-2525.  Anyone needing special accommodations may call TDD 1-800-770-TYPE.  Written comments must be received by 5:00 p.m., June 30, 2024 via email or letter to: kim.swenson@alaska.gov or  Kim Swenson, Leasing Office, Fairbanks International Airport, 6450 Airport Way Suite 1, Fairbanks, Alaska 99709, after which the airport manager will determine whether or not to execute the land lease.

The Department reserves the right to correct technical defects in the lease language, the premises’ description, lease term, or the purposes of the lease, when to do so is in the best interest of the Department.
