PUBLIC NOTICE - PROPOSAL TO AMEND A LEASE OF LAND

AT FAIRBANKS INTERNATIONAL AIRPORT

In accordance with 17 AAC 42.400(a) – The following should be published: April 12, 2024 through May 13, 2024 (30-days) in the Alaska Online Public Notice System.

NOTICE OF APPLICATION TO SUPPLEMENT A LAND LEASE: The State of Alaska, Department of Transportation and Public Facilities (DOT&PF), Fairbanks International Airport (Airport) proposes to extend the term of Land Lease ADA-90913, as follows:  LESSEE: The Fairbanks Hangar LLC.  PREMISES: Block 99, Lot 1, consisting of approximately 14,300 square feet.  LEASE TERM: Thirty-eight (38) years, beginning October 1, 2021 and ending September 30, 2059.  CURRENT LEASE RENTAL RATE: The annual rent is $1,716.00 ($0.12 per square foot x 14,300 square feet).  AUTHORIZED USES: Small aircraft personal hangar.  PROPOSED TERM EXTENSION: Current thirty-eight (38) year term based on initial $250,000 investment commitment.  Proof of construction costs submitted to Airport totaled $462,366, which supports a request for a term extension of twelve (12) years to a total term of fifty (50) years, to expire September 30, 2071.

This is an application filed under AS 02.15.090(c), which allows the Department to grant the proposed lease term extension without competition.

The Department reserves the right to correct technical defects in the lease language, the premises’ description, lease term, or the purposes of the lease, when to do so is in the best interest of the Department.
