REQUEST FOR PROPOSALS (RFP): The State of Alaska, Department of Transportation and Public Facilities, requests proposals for the non-exclusive rights and obligations to the South Terminal Concourse B Food and Beverage Concession ADA-32393 at the Ted Stevens Anchorage International Airport (ANC). NATURE OF RIGHTS AND OBLIGATIONS: The South Terminal Concourse B Food & Beverage Concession requires design, construction, operation and management of a food and beverage facilities, located in the Concourse B, serving airline passengers, airport employees and other users of the Airport. The Premises will be made available “as-is.” RESTAURANT SPACE: Room SB2810 consisting of a minimum of 1,198 s.f., and Room SB2750 consisting of 2,072 s.q. Support Spaces Room SB1790 125 s.q., and Room C1507C consisting of 723 s.q. TERM: January 1, 2022 to December 31, 2031. FEES: The Concessionaire shall pay the State a fee expected to be the greater of the prorated monthly Annual Guarantee or one or more percentages of the Concessionaire’s monthly gross revenues, based on submitted proposals and subsequent negotiations between the State and the Concessionaire. CAPITAL INVESTMENT: The successful proposer will be required to make a commitment to its proposed investment in food and beverage facility build-out. MINIMUM QUALIFICATIONS: The State considers it very important that all proposers, including the eventual Concessionaire, will have no less than six (6) years of retail food and alcoholic beverage experience in the Borough of Anchorage. The State requires, as a minimum qualification, that Proposers demonstrate that either the Proposer (if an individual), or a proposed manager (whether employed or contracted) who will actively manage the Food & Beverage operations have, within the past six (6) years, at least twenty-four (24) months of experience in Food & Beverage operations at an airport, or comparable high-volume restaurant. Furthermore, all Proposer must demonstrate that whether as an individual, an entity, or through an employed/contracted local manager, they possess the knowledge and experience to coordinate and execute any proposed design and build-out of the renovated Food & Beverage facility in B Concourse.

All arrangements for lease file review must be scheduled 24 hours in advance of lease file review.
